The law sets strict deadlines for landlords when hazards are reported:

Emergency Hazards

  • Investigate and make safe: Within 24 hours
  • Written summary to tenant: Within 3 working days
  • If not safe: Provide alternative accommodation immediately

Significant Hazards (e.g., damp and mould)

  • Investigate: Within 10 working days
  • Share findings: Within 3 working days after investigation
  • Start repairs: Within 5 working days of investigation conclusion
  • If delayed: Physical work must start within 12 weeks
  • Maintain updates: Keep tenant informed throughout

Compliance Notes

  • Landlords must also consider tenant vulnerabilities (children, health conditions).
  • Failure to comply can lead to legal action, compensation claims, and regulatory penalties.
