The law sets strict deadlines for landlords when hazards are reported:
Emergency Hazards
- Investigate and make safe: Within 24 hours
- Written summary to tenant: Within 3 working days
- If not safe: Provide alternative accommodation immediately
Significant Hazards (e.g., damp and mould)
- Investigate: Within 10 working days
- Share findings: Within 3 working days after investigation
- Start repairs: Within 5 working days of investigation conclusion
- If delayed: Physical work must start within 12 weeks
- Maintain updates: Keep tenant informed throughout

- Landlords must also consider tenant vulnerabilities (children, health conditions).
